What is the job? マーケティングディレクターは、ホテル全体のマーケティング戦略を策定・実行し、ブランド認知度、需要創出、売上、マーケットシェア、収益性の最大化を推進する責任を担います。 デジタルマーケティング、SNS、広報（PR）、コンテンツ、パートナーシップ、各種キャンペーン、ゲストコミュニケーションなど、幅広いマーケティング施策を統合し、効果的に展開していきます。 本ポジションには、リゾート市場、顧客セグメンテーション、国内外のマーケット、デジタルマーケティング、 ホテルの販売・流通チャネル、および収益につながるマーケティング戦略に関する深い理解が求められます。 Your day to day 1. マーケティング戦略（Marketing Strategy） 年間マーケティングプランを策定・実行する。 客室およびF&B売上の向上につながるマーケティング戦略を策定する。 ターゲットマーケットおよび新規ビジネス機会を特定する。 市場動向および競合他社の活動を分析・モニタリングする。 マーケティングカレンダーを管理する。 2. デジタルマーケティング（Digital Marketing） ホテル公式ウェブサイトおよびオンラインマーケティング活動を管理する。 デジタル広告キャンペーンの企画・運営を行う。 公式サイトからの直接予約およびウェブサイトのコンバージョン率向上を推進する。 デジタルマーケティングのパフォーマンスおよびROIを分析・管理する。 3. SNS・コンテンツ（Social Media & Content） ホテルのSNS戦略およびコンテンツカレンダーを策定する。 SNSキャンペーンおよびプロモーションを管理する。 写真・動画撮影の企画・手配・進行を行う。 ホテル、レストラン、施設、アクティビティ、体験などの魅力を発信する効果的なコンテンツを制作する。
ESRの開発型ファンドの資金を使い、約5,000坪以上の物流用地のソーシング及び取得関連業務。主な投資対象エリアは関東・名古屋・関西・岡山・広島・福岡。取得対象となる土地の用途地域は主に工業地域・準工業地域・商業地域。 開発許可取得までに必要とする関連業務を社内コンストラクション・アクイジション・リーガルチームと連携し、開発可能な状態にするために諸々まとめていく。 土地の売主との売買契約書の交渉・作成。 ブローカー・コンサル会社・行政との折衝。 建物の建築にかかる情報・各種制限・リスク等の共有及び問題解決。建築・環境・法務・税務に係わるデューデリジェンスのサポート。 アクイジションチームが対応する、投資委員会用メモの作成のサポート。 取得する用地を開発ファンドに組み入れるための立ち上げ関連業務: 収支確認、工事項目確認、スケジュール管理、関連する契約書作成等。 ESRは市街化調整区域の土地取得にも注力しているため、土地区画整理事業・地区計画の設定・用途地域の変更にかかる関連業務の経験があると尚プラス。 Using ESRs development fund funds, sourcing and acquisition-related work for logistics land of approximately 16,000 m2 or more.
