①テナントリレーション：ファンドに組み入れられた物流施設内に入居するテナントの満足度を最大限にするためのコミュニケーション。テナントの契約更新時には更新後の条件交渉・契約書作成業務。テナント退去の際はリテナントに向けた戦略作成、リーシングチームとの連携、原状回復工事の立案・管理。 ②テナントリレーションシップリーシングサポート：検討確度の⾼い候補先企業への同⾏等の誘致活動補助 ③ファンドに組み入れられた物流施設のプロパティマネジメント: PMレポート作成(金融機関向け)，テナント入居対応（工事見積・仕様説明・書類引き渡し等），関連契約書の作成，委託先(ビルメンテナンス、売店業者，託児所、キッチンカー等)への指示、管理、方向性の確認 ④開発型ファンドに組み入れられた物流施設の竣工時に向けた立ち上げ業務: 館内細則・貸⽅基準等策定、⾒積要項策定・各種ベンダー選定、収⽀項目、単価策定，委託先会社の選定，テナント入居工事の対応，開発物件に対するオーナー・管理目線での意見出し等 ⑤バリューアップ提案: 物流倉庫の運営だけではなく、入居テナントの動向や意見をヒアリングし、バリューアップの提案。取り組み実績：託児所運営検討，休憩室新設, キッチンカーの誘致, テナント満足度向上につながる設備投資提案等) ⑥BCP 対応（地震・豪⾬・降雪時のテナント・建物への計画立案、実行） Key Responsibilities 1.
