ポジションの特徴
レジデンスを中心とした受託案件において、戦略立案から実行、投資家対応まで、アセットマネジメント業務全般をリードしていただきます。豊富な実務経験を活かし、チームを牽引しながら、案件の収益性向上と投資家満足度の向上を実現するキーパーソンとしての活躍を期待します。
主な職務内容
戦略的な資産運営の統括
- リーシング戦略、CAPEX計画の立案と実行判断
- 市場動向を踏まえた運営方針の策定
- PM会社との連携による物件パフォーマンスの最大化
投資家・金融機関リレーション
- AM報告書作成を通じた投資状況の可視化と説明責任
- 各種意思決定における承認取得プロセスの管理
- ステークホルダーとの高度な折衝・調整業務
財務・法務マネジメント
- SPC会計、税務管理の委託先統括
- 借入契約におけるコベナンツ対応
- リスク管理と健全な財務運営の維持
新規ビジネスの推進
- 新規受託案件のデューデリジェンス
- クロージング業務の統括
- 新規営業活動への参画

多様なステークホルダーマネジメント 投資家、金融機関、委託先など、複数のプロフェッショナルとの高度な折衝を通じて、リーダーシップを磨けます。
案件全体のオーナーシップ 受託から運用、EXIT検討まで、案件ライフサイクル全体を見渡せるポジションです。
専門性の深化と拡大 AM業務の中核を担いながら、新規営業やDD業務にも関与することで、ビジネス開発スキルも磨けます。
求める人物像
- 不動産アセットマネジメント実務経験5年以上
- 投資家視点での資産運用戦略立案・実行経験
- 財務・法務知識を活かした案件管理能力
- ステークホルダーとの高度な折衝・調整力
- チームをリードし、後進を育成する意欲
