ポジション概要
JLLアセットマネジメントにおいて、海外機関投資家をメインターゲットとした新規事業開発および投資物件取得業務を担当いただきます。JLL社内の各部門と連携しながら、ターゲット顧客の開拓から案件クロージングまで、一貫したバリューチェーンをリードしていただくポジションです。
主な業務内容
■ ビジネスデベロップメント業務
海外機関投資家（機関投資家、PEファンド/GP、富裕層、デベロッパー等）を対象とした顧客パイプラインの構築・管理
JLL社内の関連部門（キャピタルマーケット、バリュー&リスクアドバイザリー、PAM、PDS、ESS）との連携によるクロスセル機会の創出
顧客セグメント別のサービス提案内容の企画・設計
英文および和文のケイパビリティステートメント、ピッチデック資料の作成
事業開発戦略およびコミュニケーションプランの策定（ターゲット顧客の特定、優先順位付け、アクションプランの設定）
海外顧客向けの提案活動、プレゼンテーション、案件獲得活動の主導
■ アクイジション業務
キャピタルマーケット部門と連携した投資物件のソーシング活動
投資物件の価格分析モデルの作成、投資提案資料の作成
投資ストラクチャーの企画・設計、ファイナンスアレンジメントの実行
デューデリジェンス業務全般のマネジメント（不動産鑑定、建物調査、法務DD等の統括）
クロージング業務および契約書類作成業務の遂行
応募必須要件
不動産アセットマネジメント業務の実務経験（5年以上）
不動産投資物件の取得（アクイジション）業務経験
ビジネスレベル以上の英語力（海外クライアント等とのコミュニケーション・交渉が可能なレベル）
不動産投資分析、財務モデリングスキル
Microsoft Office（Excel、PowerPoint）の高度な活用スキル

Position Overview
This role focuses on business development and acquisition services for JLL Asset Management, primarily targeting international institutional investors. You will lead the entire value chain from client prospecting to deal closing, collaborating closely with various JLL business lines.
Key Responsibilities
■ Business Development
- Develop and manage a target client pipeline focusing on international clients across segments including Institutional Investors, PE Funds/GPs, High Net Worth individuals, and Developers
- Collaborate with JLL business lines—Capital Markets, Value & Risk Advisory, PAM, PDS, and ESS—to secure client access and introduce JLL Asset Management services
- Structure differentiated service offerings tailored to various client segments
- Create comprehensive Capabilities Statements and Pitch Decks (in both English and Japanese) that articulate service offerings, points of differentiation, and value proposition
- Develop business development and communications plans identifying key clients, strategic priorities, and specific deadlines
- Lead proposals, pitches, and pursuits for international clients in close collaboration with the Head of JLL Asset Management and Japan's leadership team
■ Acquisition Services
- Partner closely with Capital Markets to execute investment property sourcing activities
- Lead pitch deck development and client presentations, integrating investment property pricing models and value propositions
- Structure investment management frameworks and arrange financing solutions
- Oversee due diligence operations including appraisal, engineering reports, legal reviews, and related measures
- Manage closing operations and documentation activities
Requirements
Essential Qualifications
- 5+ years of hands-on experience in real estate asset management
- Proven track record in investment property acquisition
- Business-level English proficiency or higher (capable of negotiations, presentations, and documentation with international institutional investors)
- Strong financial analysis and modeling skills for real estate investments
- Advanced proficiency in Microsoft Office (Excel, PowerPoint)
Preferred Qualifications
- Demonstrated experience working with international institutional investors
- Real estate fund management experience
- Private equity fund experience
- Professional certifications such as CFA, ARES, or Real Estate Transaction Specialist license
- Business development experience at Japanese or international real estate firms
