What this job involves:
As a Shinagawa Site Manager at JLL Work Dynamics, you will be part of a growing team providing Facility Management and Office Services while working on portfolios of projects with prestigious clients, developing your skills within JLL's career framework and demonstrating high attention to detail, self-motivation, and ability to work unsupervised while inspiring confidence in interactions with internal and external clients, stakeholders and partners. This comprehensive site management role combines facility operations with strategic client partnership, requiring you to establish and foster strong relationships with key stakeholders in the area, act as the client's single point of contact in the region for strategy, implementation and escalation for capital works while blending client's specific requirements with local business needs, and spearhead client's process for business approval in the region through review before formal submission into client's systems. You will play a crucial role in JLL's commitment to exceptional facility management by identifying, developing, and gathering key resources to lead Site Facility Management, communicating and driving compliance in data capture for JLL and client reporting systems, and ensuring changes to scope or budget are reported and managed in compliance with client procedures while guiding IFM teams to deliver operations on time, in budget, and with required standards.

What your day-to-day will look like:
Establish and foster strong relationships with key stakeholders while acting as client's single point of contact for strategy and implementation
Spearhead client's process for business approval in the region while reviewing before formal submission into client's systems
Identify, develop, and gather key resources to lead Site Facility Management while communicating and driving compliance in data capture
Ensure changes to scope or budget are reported and managed in compliance with client procedures while guiding IFM team delivery
Act as point of escalation liaising with Lead Facility Manager and JLL Country leads to resolve project stress matters
Promote continuous quality monitoring and drive improvement on operation and documentation while ensuring best practices
Advocate for and assure compliance of Health and Safety best practice with JLL and client policy while optimizing business processes
Oversee and direct construction for assigned projects from conception to completion while collaborating with JLL teams and professionals.
Required Qualifications:
At least 7 years of working experience in Facility Management with 5 years of team management experience and 3-5 years in project/program management
Possess good IT skills with proficiency in MS Applications including Excel, Word and PowerPoint for comprehensive project coordination
Customer-centric approach with meticulous and organized work style, team player mentality, and integrity and honesty in all interactions
Possess good interpersonal, oral and written communication skills with strong presentation skills for stakeholder engagement
Must be prepared to query if procurement guidelines/procedures are not in order while working well with key stakeholders
Ability to establish and maintain good relationships with colleagues while communicating effectively orally and in writing
Positive influence to others with active listening skills and team player mentality to motivate and engage with colleagues
Understanding of facility management operations including capital works, business approval processes, and compliance requirements.
Preferred Qualifications:
Experience working with American multinational technology companies focusing on e-commerce, cloud computing, and artificial intelligence
Background in managing multiple teams including attracting talent, conducting performance reviews, and coaching direct reports
Knowledge of construction oversight from conception to completion with collaboration experience with architects, designers, and estimators
Understanding of contractual obligations management for vendors and landlords with real estate transaction collaboration experience
Experience with strategic portfolio planning and proactive resolution of project delivery deficiencies with escalation capabilities
Familiarity with JLL and client reporting and business intelligence systems for data capture and compliance
Knowledge of Health and Safety best practices in facility management environments with quality control implementation
Understanding of Japanese business culture and stakeholder management in Tokyo-Shinagawa location.
