Department Overview
We are responsible for creating customer touchpoints through real-world channels and driving business growth, with a core focus on the operation of Rakuten Mobile shops. Our stores are not merely places for signing contracts; they play a vital role in supporting the brand experience as the "front line of customer engagement," offering services across the entire Rakuten Group, including telecommunications, finance, and e-commerce.
The Shop Operation Section serves as a "strategic hub" for store management. We take a cross-functional approach, ranging from the construction of our physical store network and backend call center functions that support operations, to the product development of systems and devices that streamline store tasks.
The Shop Development Group is responsible for planning and executing store opening strategies, which are fundamental to our business growth, as well as managing lease agreements for existing stores. We go beyond simple property selection by negotiating terms to maximize ROI (Return on Investment), standardizing the entire store opening process, and building a property management system that leverages technology, thereby driving the sustainable expansion of our store network.

With the expansion of the Rakuten Mobile shop business, there is a need to strengthen our organizational structure to enhance our execution capabilities in store opening strategies, property selection, lease agreement management, and the standardization of store opening processes. The Shop Development Group handles a wide range of responsibilities, from selecting potential locations and negotiating with owners/developers to optimizing contract and property management systems. To achieve sustainable store network expansion, we require store opening decisions that balance speed with profitability, as well as the development of a repeatable operational foundation. Therefore, we are seeking individuals who can leverage their experience in property development, contract negotiation, or business process improvement to drive store development while engaging relevant departments.

Position Details
This position contributes to the sustainable expansion of Rakuten Mobile's store network and the optimization of the store development structure through property selection based on store opening strategies, term negotiations, contract management, and the standardization of business processes.

- Property selection based on store opening strategies, negotiations with owners, and negotiation of lease terms to maximize profitability.

- Systematization of business processes related to store openings.

- Proper execution and streamlining of lease agreement execution and renewal tasks.

- Optimization of management systems through the development and utilization of property management/maintenance applications.

- Note: Even if you do not have prior experience in store development or real estate, we actively welcome applications from recent graduates (Second New Graduates) who are highly motivated.

Work Environment
Shop Development Group: 14 members
Breakdown: 1 Manager, 2 Assistant Managers, 11 Members

Mandatory Qualifications:

- Experience in negotiating terms and adjusting contracts with external business partners in fields such as store development, real estate sales, property management, corporate sales, business development, or equivalent roles.

- Practical experience in tasks related to store development or real estate, such as property selection, research of potential locations, negotiations with owners/developers, and coordination of lease agreements, or experience in equivalent negotiation roles.

- Experience in driving projects forward while coordinating with multiple departments, managing progress, clarifying key issues, and organizing information necessary for decision-making.

- Experience in creating financial projections, comparison materials, proposals, and progress reports using Excel and PowerPoint.

- Experience in working on operational efficiency and improvements through reviewing business flows and management methods, standardization, and the use of digital tools.

- TOEIC score of 600 or higher

Desired Qualifications:

- Experience in store development within the retail, food and beverage, or telecommunications industries that operate multiple locations.

- Deep knowledge of legal and contract-related matters.
