Job Description

職務概要

オフィス移転やワークプレイス変革プロジェクトにおいて、物件選定や設計・施工の前段階となる「働き方戦略」や「ワークプレイス戦略」の立案をリードするポジションです。

データ分析や社員調査、経営層へのヒアリングを通じて、クライアントにとって最適なオフィス環境や働き方を定義し、プロジェクトコンセプトの策定からデザイン要件の整理までを担います。経営層、人事、総務、IT部門などの主要ステークホルダーと連携しながら、Trusted Advisorとしてクライアントの変革を支援します。

また、設計要件確定後(テナント移転の場合は候補物件決定後)、プロジェクトマネジメントチームへ要件を引き継ぎ、プロジェクトの円滑な実行を支援します。

職務内容

  • 在席率分析や利用実態調査などを通じた現状ワークプレイスの診断
  • 社員アンケート、インタビュー、ワークショップの企画・実施
  • 経営層および主要ステークホルダーへのヒアリング、ワークショップのファシリテーション
  • プロジェクトコンセプトおよびワークプレイスビジョンの策定
  • ABW、ハイブリッドワーク、フリーアドレスなどを含む働き方戦略の立案
  • 将来必要面積の算定、スタッキング・ブロッキング計画の策定
  • デザインブリーフ(設計与件)の作成および設計要件の整理
  • オフィス移転時の物件選定におけるワークプレイス戦略上のアドバイス
  • チェンジマネジメント施策の企画・推進(タウンホール、社内コミュニケーション、ワークショップ等)
  • 移転後の効果検証および継続的な改善提案
  • プロジェクトマネジメントチームへの引継ぎおよび継続的なサポート

Role Overview

This role leads the strategic planning and advisory phase of workplace transformation and office relocation projects before the design, construction, and delivery stages.

Working closely with executive leadership, HR, Corporate Services, Real Estate, and IT stakeholders, you will help clients define their future workplace vision and ways of working through data analysis, employee research, and stakeholder engagement. You will lead projects from workplace assessment and strategy development through the creation of workplace requirements and design briefs, acting as a trusted advisor throughout the process.

Once workplace requirements are finalized (or a preferred site has been selected for relocation projects), you will ensure a seamless handover to the Project Management team for design and delivery execution.

Key Responsibilities

  • Conduct workplace assessments, occupancy studies, and utilization analysis to evaluate current workplace performance.
  • Lead employee engagement activities, including surveys, interviews, focus groups, and workshops.
  • Facilitate executive interviews and stakeholder workshops to define project vision and business objectives.
  • Develop workplace strategies and future workplace concepts aligned with organizational goals.
  • Advise clients on workplace models, including activity-based working (ABW), hybrid work, desk-sharing, and assigned seating strategies.
  • Perform workplace demand forecasting, space planning analysis, stacking, and blocking studies.
  • Prepare design briefs and workplace requirements to guide the design process.
  • Provide workplace strategy input during office site selection and evaluation processes.
  • Support change management initiatives to drive adoption of new workplace environments and behaviors.
  • Conduct post-occupancy evaluations and develop recommendations for continuous improvement.
  • Coordinate the transition of workplace strategy outcomes and requirements to Project Management teams for project delivery.

Qualifications

Required

  • Proven experience in workplace strategy, office strategy, or workplace consulting.
  • Experience designing and conducting workplace research, including employee surveys, occupancy studies, and workplace utilization analysis.
  • Demonstrated ability to design, facilitate, and lead workshops with clients and key stakeholders.
  • Strong stakeholder management skills, with the ability to engage effectively with executive leadership, HR, Corporate Real Estate/Facilities, and IT teams.
  • Native-level Japanese proficiency.

Preferred

  • Experience in change management and workplace transformation initiatives.
  • Knowledge of workplace trends and future-of-work concepts, including Activity-Based Working (ABW) and hybrid work strategies.
  • Experience in workplace demand forecasting, space planning, stacking and blocking analysis, and development of design briefs.
  • Background in architecture, interior design, facilities management, organizational development, human resources, ergonomics, or related disciplines.
  • Business-level English proficiency.
