Overview:

The role of the Lease Delivery Manager (LDM) requires strong interpersonal, communication, organizational, leadership, and project management skills. The successful candidate will have a strong background in data center construction, technical infrastructure delivery, fit-out, telecommunications systems, commissioning, vendor management, operational readiness, and project delivery within mission-critical environments. The role requires the ability to self-direct, drive complex programs, and successfully lead diverse stakeholder groups across multiple organizations.

The Lease Delivery Manager is the single accountable owner responsible for the end-to-end delivery of leased data center projects from lease execution through Ready for Service (RFS), Ready for Network Install (RNI), technical integration, Turnover & Acceptance, and Operations handoff. The LDM combines the accountability currently performed across Lease Construction Manager (LCM) and Integration & Technical Infrastructure Manager (ITIM) functions into a single role, eliminating ownership transitions between project phases and providing continuous accountability throughout the project lifecycle.

The LDM is responsible for ensuring each project meets Microsoft standards for safety, quality, schedule, cost management, technical readiness, and operational delivery. The role coordinates internal Microsoft stakeholders, lease providers, contractors, consultants, suppliers, and vendors to ensure all construction, technical infrastructure, security, telecommunications, operational readiness, and turnover requirements are successfully delivered.

LDM Differentiator

The Lease Delivery Manager serves as the single accountable owner for successful delivery outcomes across the entire leased data center lifecycle. While individual activities may be executed by subject matter experts, lease providers, contractors, vendors, consultants, and operational stakeholders, accountability for project delivery remains with the LDM. The role removes traditional handoffs between construction and integration phases and provides a single point of ownership from lease execution through Operations handoff.

Responsibilities

End-to-End Delivery Ownership

  • Serve as the single accountable owner for leased data center delivery from lease execution through RFS, RNI, Turnover & Acceptance, and Operations handoff.
  • Maintain delivery accountability across all project phases regardless of which teams, vendors, contractors, or stakeholders execute individual work packages.
  • Drive alignment across construction delivery, technical infrastructure deployment, commissioning, security, telecommunications, operational readiness, and business requirements.

Safety Leadership

  • Act as a relentless advocate for safety and promote a culture of injury-free project delivery.
  • Support implementation of Microsoft High Risk Activity (HRA) programs and safety initiatives.
  • Conduct site visits, participate in audits, support risk mitigation activities, and ensure compliance with local regulations and Microsoft safety requirements.

Construction & Technical Infrastructure Delivery

  • Manage delivery of lease provider construction activities required to achieve Ready for Service (RFS).
  • Manage integration, fit-out, telecommunications, networking, security, AV, BAS/EPMS, operational technology, and associated technical infrastructure activities required to achieve RNI and operational readiness.
  • Coordinate project milestones, turnover requirements, punch-list closure, operational readiness activities, and final handover to operations teams.

Stakeholder Management

  • Coordinate across Data Center Development (DCD), Data Center Engineering (DCE), Data Center Operations (DCO), Security (DCPS), Environmental Health & Safety (EHS), Telecommunications Engineering, Commissioning, Procurement, Finance, and lease providers.
  • Manage stakeholder dependencies, handoffs, escalations, and delivery commitments throughout the project lifecycle.
  • Facilitate decision-making and remove barriers that impact successful project outcomes.

Financial & Commercial Management

  • Develop and manage project budgets, forecasts, procurement activities, contracts, change orders, and project controls.
  • Review and approve vendor scopes of work, pay applications, invoices, procurement packages, and delivery commitments.
  • Identify cost-effective delivery solutions while maintaining quality and schedule objectives.

Schedule & Risk Management

  • Develop and maintain integrated project execution, construction, fit-out, turnover, and readiness schedules.
  • Identify, manage, mitigate, and communicate project risks.
  • Maintain project risk registers, dashboards, KPI reporting, and executive updates.

Vendor & Operational Readiness Management

  • Manage lease providers, contractors, consultants, suppliers, and vendors to ensure successful project delivery.
  • Coordinate procurement, delivery, installation, testing, commissioning, inventory management, turnover documentation, and operational acceptance activities.
  • Ensure all readiness requirements are achieved prior to turnover and operational handoff.

Continuous Improvement

  • Identify opportunities to improve project delivery, cycle times, cost efficiency, quality performance, and operational readiness.
  • Drive implementation of lessons learned and best practices across the lease delivery portfolio.

Qualifications

Required Qualifications

Education

  • Bachelor's Degree in Construction Project Management, Project Management, Engineering, Telecommunications, or related field AND 10+ years related experience (OR equivalent experience).

8+ years of project management experience delivering data center, mission-critical, telecommunications, construction, or infrastructure projects

  • Self-starter with demonstrated ability to manage multiple priorities, projects, and deadlines simultaneously
  • Experience managing large-scale projects involving both construction delivery and technical infrastructure deployment.
  • Experience managing budgets, schedules, risks, stakeholders, vendors, and operational handovers.
  • Demonstrated ability to work effectively across geographically distributed teams, vendors, and stakeholders.
  • Strong communication, leadership, organizational, and problem-solving skills High personal standard to deliver a thoughtful, polished and quality work product.
  • Business Level in English and Japanese

Preferred Qualifications

  • (12+ years’ experience working on data center projects or mission-critical infrastructure projects.
  • Bachelor's Degree in Construction Project Management, Project Management, Engineering, Telecommunications, or related field AND 12+ years related experience (OR equivalent experience).
  • PMI (Project Management Institute) – PMP (Project Management Professional) certification
  • Fluent in English and Japanese
